EFFEBI has been specialized in the realization of anti-seismic buildings for several years. Interventions in areas with high seismic risk have been carried out. This kind of interventions enriched our experience over time and also the capability to intervene with competence and in the right way on the buildings that require the elimination of structural deficiencies.

EFFEBI has realized, one year before the earthquake of May 2012, a very important seismic improvement on a GRUPPO HERA ACANTHO’s industrial prefabricated building realized in the 70s which was considered a “strategic building”.

 

The building improvement of seismic safety was evaluated more than 150% higher in comparison with the previous levels of intervention.

This work has been carried out  by employing the most modern technologies (carbon fiber, fluid viscous dampers, special glues, steel structures) and it has increased our experience and operative capability to carry out interventions on buildings with seismic deficiencies.

 

SEMICONDUCTING OF EXISTING BUILDINGS AND TAX DETRATION

 

Important tax deductions tools, whose beneficiaries can also be entire condominiums, have been introduced.

 

These deductions aim at guarantee “anti-seismic security” of existing buildings and go hand-in-hand with the increased sensitivity in recovering the existing Real Estate Assets through improvements and adaptations of the seismic vulnerability of real estate as well.

 

It is  more favorable to intervene now because of the tax credits that are generated according to the interventions. The deduction is included between 50% and 80% of the investments made. The credit, whether the investor  has no income capability, may be transferred to third parties that are not Financial Banks nor Intermediaries.

 

Safety works and energy-efficient buildings interventions is the perfect combination in order to boost energy costs and real estate investment.

 

The Tax legislation is in the process of adoption by the Parliament. The approval will be finalized within this week, therefore on the one hand there won’t be substantial changes as what has already been declared to the Association, on the other hand we suggest waiting  the final approval in order to understand all the issues involved (for instance when you can benefit from 10year credit but probably it will be reduced to 5 year as ANCE requested).
